[A] Budget: Looking for Proposals
[B] Scope of Service:
(1) Vendor needs to provide asset management services for physical site inspection services of multifamily housing projects representing loan collateral to the government authority located in Lanham, MD.
- The physical inspection of all aspects of a property including the grounds, structures, public areas, systems, and a percentage of randomly selected units.
- Coordinate with the on-site property management company and record the scheduled date with time into the multifamily asset management system within 10 working days of notification by email to the contract monitor, or designee.
- Perform physical site inspections of multifamily properties covering the entire exterior, common areas, and systems of the project.
- A physical assessment to provide a cost estimate of maintaining the property over a specified period of time. The purpose of the assessment is to predict the realistic level of capital needs, repairs, replacement and significant deferred and other maintenance items that should be addressed for the property going forward to maintain them in good condition. The objective is to preserve properties at the minimum market amenities needed to restore the property to the basic standard adequate enough for the rental market for which the development was originally approved.
(2) A pre-proposal conference will be held on September 18, 2018.
(3) Contract term will be five years.

- Onshore (USA Only);
[D] Work Performance:
Performance of the work will be Offsite. Vendor needs to carry work in their office location.
